It is expected that the developer will be required to consn'uct a trail along the north side of Alpine <br />Drive. The Park Commission will be reviewing the plat for park dedication requirementS. <br /> <br />The City, does have a density transition ordinance in effect. No transition{ne will be required to <br />the north and east because of similar or denSer dev. elopment (Wlld]{qe Sanctuary 2~ .and <br />Sunflower Ridge). The plat abuts 3 larger, rural lots on the west that are also zoned R-I <br />Residential, located within the Metropolitan Urban Service Area-and eligible for redevelopment <br />at urban standards. The new denSity transition ordinance does not clearly state wha~ the <br />requirements would be, i~ any, in situationS where the adjacem property .is m the 1vfUsA, zoned <br />the same as the developing parcel, but currently conSists of the -larger; rural type lots.
