The sketch plan consists of one sheer prepared by Passe Engineering, Inc. and' dated <br />July 30, 2002. We offer the following comment, s: <br /> <br />General: The subject property, is approximately 19 acres in size and is generally located <br />west of T.H. f-47 and north of Alpine Drive N.W. The sketch plan presented proposes ~o plat <br />two e,-cisring homesteads into one e.'dsring homestead and J-.6 new lots for development. The <br />plat is proposed to be ~med Wildlife Sanctuary 4~ Addition. For a period ora'me, be replat <br />of Wildlife Sanctuary was. in 2 separate plats proposed to be named Wildlife Sanctuary 2~ <br />and ?, it ended ap being one plat at the time of 5nal pla. t approval and was named Wildlife <br />2"~. Therefore, there is no longer a Wildlife 3"~. Staff suggests that r.h.is phase of Wildlife be <br />cmLled the 3~ Addition. <br /> <br />Zoning: The Pr°p'e,wy is' located within the ivLU.S.A boUn .da-L-v, and is' currendy zoned tl-1 <br />Residential. <br /> <br />Density: The 2001 ComprehenSive Plan designates this area for low density single family <br />residential development and low denSity has been established at 3 ua.its per acre. The ~oss <br />density is approxqmaret7 2.5 units per acre: The prelirrinary plat should identify the net <br />density with wetlands faCtored out of the acreage. <br /> <br />Access and Streets: The development provides for a north/south sneer e~ending oft' of <br />g_lplae S~'eet; a connection, with 154'~ Avenne N..V4. to the east ia Sua.r2ower P-.idge; a <br />con_nec'don to the northeast with W'il'dlife Sanctuary 2"~ Addition; and a public s~'eet <br />connection to the west boun~ of the plat which should be developed as a temporary cul- <br />de-sac and si_zned as a f~mre r. krou~ah street.
