The developer is responsible for <br />obta{~ing any and MI permits required fi.om other regulatory agone{es. Wedands must be <br />delineated and dedicged on the final plat as drainage and utility easements. <br /> <br />The City h~ enacted an ordinance that requires an elevation survey at the time of footing <br />irmpecdon to ensure compliance with the approved grading plan. No ~'ades shall be flatter <br />than 1%. Grades flatter than 2% Mil require a.cerdficate of ~m-ading prior to an occupancy <br />pcrnfit being granted. <br /> <br />Easements. The standard 10 foot drainage and utility easements (5 feet on common property. <br />lines) mm be provided aroUnd the perimeter of all lots on the preliminary and final plats. <br />Ail wetlands located on the property must be delineated and dedicated as drainage easements. <br />All utilities are to be protected with a minimum 20 foot drainage and utility easement. This <br />provision is subject to change depending on the depth of the utilities. <br /> <br />Utilities. The development w/U be served by mun/cipal water and' sanitm-,/ sewer. The <br />wate,--mai~ shall be looped along Alpine Drive N.V~. Concrete curb and .gutter shall be <br />installed on the aorth side of Alpine Drive., <br /> <br />Density Transitioning. The proposed plat is considered Iow density residential and is <br />bounded on the east by Sunflower Ridge, a medium density townhome development; no <br />density tran~ifioning would be required on the east boundary.. The property to the north is <br />also being developed wi~ Iow density single family urban tots and no transitioning would be <br />required on that boundary_. The property to the west consists of_3 rural lots that are also in the <br />Metropolitan Urban Service Area and elig/ble for redevelopment with sin~e family homes at <br />urban densities. The new density transition ordinance does not clearly state what the <br />requirements ~wouJd be, if any, in s/mat/om where the adjacent property is in the M'USA, <br />zoned the same, but currently consists of larger lots. Sub& .3.b.l.(a) of the ordinance wotfld <br />seem. to indicate that no trans/tionmg is required. Sabd. 3.1:.1 .(b) of the ordinance could be <br />broadly interpreted to require a Level C Vegetative Buffer (~.5 foot w/de landscape w~th <br />oversrory, ever~een, and understory trees). Additionally, there is always the possibil/ry of <br />an 'alternative a~eed upon by the Developer and the City.' if ~ansitioning is dot,rimmed to <br />be appropriate in these instances. <br /> <br /> <br />
