The preliminary plat consists of four sheets (Preliminary Plat, Preliminary Grading <br />Plan, Preliminary Utility, Plan, and Preliminary Tree Plan) all prepared by Passe Engineering, <br />Inc. and dated October 2, 2002. We offer the following comments: <br /> <br />General: The subject property is approximately 23.5 acres in size and is generaily located <br />west of T,H. #47 and north of Alpine Drive N.W. The preliminary plat proposes to plat.two <br />existing homesteads into one existing homestead and 45 new lots for development. The plat <br />area includes the back yards of two e~sting homesteads to the east. City Code encourages <br />the platting of property and Staff is requesting that the Developer consider including the <br />entirety of the two e,,dsting h6mesteads to the ~,ast in the plat. The platting of the two <br />homesteads to the east vdlI simplify, the legal descriptions of their property from the current <br />metes and bounds descriptions. <br /> <br />2. Zoning: The property is located within the M.U.S.A boundar~ and is currently zoned R-1 <br /> Residential. <br /> <br />Density.: The 2001 Comprehensive Plan designates this area for Iow density single family <br />residential development and low density has been established at 3. units per net acre. The <br />goss density of the project is 1.95.units per acre. Factoring out the 1.12 acres of wetland <br />results in a net density of 2.05 units per acre. <br /> <br />Lot Size and Dimensions: All of the lots meet the- 10,800 square foot lot size requirement. <br />The preliminary, plat should be revised to include measurements that wilt verify that the 80 <br />foot (90 feet on corner lots) lot width requirement is complied with either at the street <br />frontage or the building setback line. Lot dimensions should be shown to tlSe nearest tenth of <br />a foot. The necessary measurements to make this determination are missing on Lot 3, Block <br />2; Lots 2-5, Block 3; Lots 2-9 and 11 of Block 4; Lots 1-3 and Lots 12 and 13,.Block 5. It is <br />the City's understanding that the existing structure on Lot I and 2 of Block 2 is tO be razed, <br />and that the structure on Lot 13, Block 5 is to remain. The development agreement should <br />speci~.., what improvements m'e to be made to this remaining structure. <br /> <br /> <br />
