CASE #5 <br /> <br />RECOMMEND PARK DEDICATION FOR <br />HIGHLANDS AT RIVERPARK 4TH ADDITION <br />By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />The purpose of this case is to recommend Park DediCation and Trail Fees for the <br />proposed HRP. This urban subdivision would consist of 10 single-family lots at the <br />southwest comer of Highlands at River Park's first phase. <br /> <br />The November 7th, 2002 Planning Commission case contains several attachments <br />including the Site plan, Sketch plan, and a tree inventory~. <br /> <br />Observations: <br /> <br />The Commission's Park and Trail Plan does not show any park land or open space <br />proposed for this site. In addition, the trail along Alpine Drive has been completed. <br />Therefore, Staff will be recommending cash payments to satisfy Park Dedication and <br />Trail Fees. The Commission may however, wish to discuss boulevard trees for this <br />portion of the trail along Alpine with the Developer. It appears though that the existing <br />trees on the site may not be suitable for relocation. <br /> <br />Commission Action: <br /> <br />Motion to recommend Park Dedication is satisfied by a cash payment o~ $15,300 and <br />Trail' Fees be satisfied by a cash payment of $3,600. <br /> <br />Reviewed by: " <br />Parks/Utilities Supervisor <br />Associate Planner <br /> <br /> Copies to: <br />' Community Development Director <br /> Public Works Director/Fire Chief <br /> Principal City Engineer <br /> Rick Packer <br /> <br />P&R: 11/14/02 <br /> <br />43 <br /> <br /> <br />
