The property <br />is approximately 4.81 acres in size and the applicant is proposing to develop 10 single-family 10ts <br />served by City sewer and water. Staff anempted to notify property owners within 700 feet of the subject <br />property <br /> <br />Observations: <br /> <br />The applicant is proposing to subdivide a 4.8 acre parcel into 10 single-family residential lots' <br />served by City sewer and water. The property, is zoned R-1 Urban Residential and is located in the <br />Metropolitan Urban Service .Area (M'USA). The proposed net density of the plat is approximately <br />2.2 units per acre. The applicant is proposing to have the sketch plan and preliminary plat review <br />occur at the same time. <br /> <br />The development will be served from new Yatdma Street Md-fin the Highlands at River <br />subdivision by a public cul-de-sac appro.-dmately 500 feet in len~h. All of the lots meet the <br />minimum dimensional requirements. In the Staff' Review letter, staff' noted that comer side yard <br />setbacks needed to be changed as shown on Lots 1 and 10, Block 1. <br /> <br />The grading; drainage, utility, and street plans are generally acceptable subject to the points raised' <br />in the Stafftkeview Letter dated November 1, 2002. <br /> <br />The applicant has provided an extensive tree inventory, as part of the tree preservation plan. <br />tree prese,wation plan has been reviewed by staff and found to be acceptable. <br /> <br />The <br /> <br />The proposed plat is considered low density residential and is bounded on the east and north by <br />Highlands at River Park, a Iow density single*family development.
