Plat, Preliminary Grading and Erosion Control Plan <br />Preliminary Utility. Plan, Preliminary Street Plan, Preliminary Tree Preservation Plan, Preliminary <br />Landscape Plan, and Drainage Area Map and Storm Sewer Plan all prepared by Westwood <br />Professional Services, Lnc. dated August 5, 2002 and received by the City on October 1'1, 2002. <br />We offer the following corm-nents: ' <br /> <br />1. General: The subject property is 4.81 acres in size and is generally located north of Alpine <br /> Dr. between Zuni Street and .¥akima Street NRV." The preliminary'plat presented is proposing <br /> to subdivide an ~mplarted parcel into 10 single-family lots served by City sewer and water. <br /> <br />2. Zoning: The proper'p/ is lo4ated within the M.U.S.A boundary and [s currently zoned <br /> Single Family. The single-family homes shown in the preliminary, plat are a permitted use in <br /> the R-1 Zoning District. <br /> <br />I)ensiry.: The 2001 Comprehensive Plan designates this area for low density single family <br />residential development and low density has been established at 3 units per acre.
