The proposed cul-de-sac is slightly less than <br />500 feet in len~h and meets City requirements for lengh. <br /> <br />The minimum horizontal curve radius on a minor street is 100 feet. Please revise the street <br />plan accordingly. <br /> <br />Lot Size, Dimensions, and Setbackz: A/1 of the lots meet the 10,800 square foot lot area <br />requirement and 80 foot lot width, 90 foot lot width for comer lots, requirement measured at <br />the building setback. The required setbacks are 30 feet for front and rear yards, 10 feet. side <br />yard for a habitable portion; 6 feet side yard for garage side, and 30 feet on comer side yards~ <br />The proposed plat shows Lots 1 and 10, Block 1 with only 20 foot comer Side yard setbacks. <br />The final plat shall be revised to show 30-foot comer side yards on Lots 1' and I0, BlOck. <br />Driveways and the front-yard orientation of home on these lots shall be on the cul-de-sac. <br /> <br />Grading and Drainage: These comments are based on the Preliminary Grading <br />Stormwater PIan (Sheet 2 of 6) dated Au~mast 5, 2002. <br /> <br />and <br /> <br />· Drainage swales shall be located' inside drainage and utility easements similar to Lots t2 <br /> and 13 on the Highlands at River Park I't Addition. <br />· Please provide storm sewer outlet for the low area.west of Lot <br />· Drainage arrows must be provided around each housepad. <br />· It will be the developer's responsibility to ensure positive drainage for all custom grad'ed <br /> lots. More information is requested for Lots 3 and 4. There is a four foot difference in <br /> the house pad elevations. These elevations should be-evaluated to. determine if <br /> adjustments can be made or retaining walls will need to be constructed in order to comply <br /> with all grading requirements. <br />· A permit will be required from the 1V[PCA andtthe Lower Rum River Water Management <br /> Organization. 'Justification for the Iow floor elevations adjacent to the back yard catch <br /> basin behind Lots 8 and 9 will be required. <br /> <br />· Elevations shall be provided for the 100 year flood event for pre- and post-development <br /> for the pond adjacent to Lot 8 and west of Lot 6. · <br />· Resubmit drainage calculations for the 10 and I00 year desig_n storm to verify storm sewer <br /> design after changes are made to accept water from the 10w area west of Lot 6. . <br />· Tops of all storm sewer pipes shall'be matched wherever possible. <br /> <br />Easements. The standard 10 foot drainage and utility easements (5 feet on common property- <br />lines) are shown on the preliminary plat and must be provided on the final plat. Any wetlands <br />.located on the property must also be delineated and dedJ/cated as drainage, easements. A 20 <br />foot easement is required over all storm sewer pipes.
