CASE/ti <br /> <br />RECOMMEND PARK DEDICATION FOR BIRCH HILL LODGES <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />On November 4th, 2001, the Planning Commission recommended Preliminary Plat approval for <br />Orrin Thompson Homes Birch Hill Lodges. The 84-unit townhome project is essentially the <br />same as the Sketch Plan the Park Commission commented on in November. Attached is the <br />Planning Commission Case with attachments, which provides additional information on this <br />14.08oacre project. <br /> <br />Observation: <br /> <br />As the Commission will recall, upon review of the Sketch Plan, staff and the developer were to <br />bring back a recommendation on Park Dedication and Trail Fees. <br /> <br />Mr. Cory Lepper, Project Manager for Birch Lodges and staff had several conversations on the <br />above as well as the Landscape Plan for the site. Staff has prepared the attached summary of <br />these issues, which will be incorporated into the Development Agreement if approved by the <br />Park Commission and City Council. The Commission will note that staff is proposing an <br />approximate ~A acre reduction in parkland dedication at the west-center of the Plat from what was <br />submitted at Sketch Plan by the developer. This reduction would result in a cash contribution of <br />$27,300 in addition to the land dedication of 1.05 acres. <br /> <br />Mr. Lepper is not expected to be present at the meeting. However, On-in Thompson is scheduled <br />to receive Preliminary Plat approval at Council's December 18th, 2001 .meeting.
