The <br />sketch plan consists of one (I) sheet dated received by the City. on November 13, 2001 and <br />prepared by Midwest Land Surveyors and Civil Engineers, Inc. In addition, City Stag has <br />prepared an e,'ddbit showing the proposed development and the adjacent properties. We offer the <br />following comments: <br /> <br />General: The subject property, is approximately 8.75 acres in size and is generally located <br />in the southwest quadrant ofT.ti. #47 and 153'd Avenue N.W. The sketch plan presented <br />proposes to develop the property with 47 town. home units. The town.homes will be <br />subject to a site plan review for all other aspects'.of the proposal: including but not tim/ted <br />to arcbStectura, t standards, off-street parking, structure setbacks, and landscaping.' The <br />result~ of .the site plan review may impact the actual number of townhomes to be <br />developed on the property. <br /> <br />Zoning: The subject property is zoned B-l Business. The City has received a request to <br />rezone the subject property to R-3 Urban Residential. A rezoning would allow the <br />property to be developed at a density not to exceed 7 units art acre. <br /> <br />Density: The subject property is approxknatety 8.75 acres and the 47 umts proposed <br />results in a gross density of 5.4 un/ts per acre. Net density (exclusive of wetlands and <br />major road right-of-way) will be calculated at the time of preliminary plat .approval. The <br />net density, is not expected to change substantially from the gross density calculation as <br />there are ao major roads proposed and it doesn't appear that there are wetlands present on <br />the prope~wy. <br /> <br />'41- <br /> <br /> <br />
