We offer the following comments: <br /> <br />General: The subject property is 9.7 acres in size and is generally located west of T.H. #47, <br />in about the 5700 block of 158~' Lane. The revised sketch plan presented proposes to plat the <br />property into 19 single-family lots, one of which is an e,,dsting homestead.' All of the lots <br />will be serviced with municipal water and sanitary sewer. <br /> <br />2. Zoning; The property, is currently zoned R-1 Rural Residential and a rezoning to R-1 Urban <br /> Residential would be required in order to develop the property to urban standards. <br /> <br />Utilities: The site is not eligible for development With sanitary sewer and municipal water <br />because it is' not located within the current boundaries of the Metropolitan Urban Service <br />Area (NFOSA). Accordingly, an amendment to the Comprehensive Plan for a MUSA <br />expansion accompanied the application for subdivision and rezoning. On September 10, <br />2001 the Planning Commission considered the application for a comprehensive plan <br />amendment and made a recommendation for City Council approval. The recommendation <br />for the comprehensive plan amendment will be submitted to City Council after the Planning <br />Commission approves a sketch plan for River Pines 5% <br /> <br />Density: The gross density, including the T.H. #47 fight-of-way is 2 units per acre. The net <br />density, excluding T.H. #47 right-of:way and presuming there are no wetlands present, is 2. I <br />units per acre. <br /> <br />5. Traffic Generation Analysis: A traffic analysis will be generated for the preliminary plat <br /> public hearing. <br /> <br />-54- <br /> <br /> <br />
