Revised Sketch Plan Review: River Pines 54 Addition <br />Page 2 of 4 <br />November 2, 2001 <br /> <br />o <br /> <br />Access and Streets: The plat is proposed to receive public access via the extension of 1584 <br />Lane N.W. into the property from River Pines 2~d Addition to the west, and the extension of <br />Lithium Street N.W. intO the property from Apple Ridge to the south. Per the previous <br />recommendations of City Staff and the Planning Commission at the September Planning <br />Commission meeting, the sketch plan has been revised to provide for public access to the <br />north. This dead-end street should be signed "Future Through Street" to eliminate any <br />confusion in the future relating to permanent and temporary cul-de-sacs. Staff had also <br />requested that there be a resubdivision plan and future public access considered for the <br />existing homestead on the east side of the plat. The revised sketch plan shows that the <br />existing homestead to the east is now a part of the plat and will have access to an interior <br />street. Therefore, the number of proposed lots have increased from 12 to 19. The existing <br />homestead will also be connecting to the municipal water and sewer. <br /> <br />The plat is adjacent to T.H. #47 and the preliminary plat will be forwarded to Mn/DOT for <br />review. Standard requirements for dedicating Hwy. #47 right-of-way and access rights are <br />expected. It is anticipated that this will also include closure of the two existing private <br />driveways onto T.H. #47 from the existing homestead. As with Apple Ridge, an additional <br />40 feet of right-of-way should be dedicated on the plat for trail and/or service road purposes. <br /> <br />Seventy-five foot gravel approaches shall be provided at any location where vehicles will <br />enter onto existing pavement. <br /> <br />Lot Size and Dimensions: All of the lots appear to exceed the 10,800 square foot area <br />requirement and the 80 foot (90 feet on comers), minimum lot width requirement. This <br />information must be verified on the preliminary plat. The existing homestead will be about <br />1.3 acres in size. The plat is bounded on the north by two, larger rural lots. The sketch plan <br />is proposing to plat two lots adjacent to these two rural lots; one will be .9 acres and the other <br />will be 1.1 acres in size. The setback standards listed on the previous sketch plan indicated <br />that the comer setback for houses is 15 feet; this is not correct. For preliminary plat <br />purposes, please note that the structure setback on comer lots is 20 feet. <br /> <br />-55- <br /> <br /> <br />
