City of Ramsey

15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303

PHONE: (763} 427'-1,.!.10 PAX (763) 4.27-5543
TDO (753) 4.27-8591

October 4, 2001

b/h-. David Smith.
15401 Armstrong Blvd.
Ramsey, [VflN' 55303

Re: Final Plat Review: Smith Addition ·

Dear Mr. Smith:

We are in receipt of your proposed fmat plat for the minor subdivision consisting of one (I) sheet
prepared by N.C. Hoium & Assoc. Inc. and dated received by the City on September 25, 2001
revision received on October 4, 200 l. We offer the following comments:

General: The minor subdivision proposes to plat two single family residential lots from a 20
acre homestead. The 2 lots shown in the sketch plan reviewed last year are now split by the
newly constructed Alpine Drive. Lot I and lA will make up the existing homestead and Lot
2 and 2A will make up the new buildable lot. The development agreement will require that a
tot combination be filed at Anoka County to join 1 with lA and 2 with 2A. The lots cannot
be separated again without the City's approval. Outlot A is a 6 foot wide remnant of property
between the Alpine Drive right-of-way and the north boundary of the plat; this Outlot is
proposed to be conveyed to the City.

2. Zoning7 The propert~ is zoned R-i Rural Residential and is located in the Rural Transition
Area.

3. Density: Two lots in 20 acres meets the 4 units in 40 acres density restriction.

Lot Size: Witch the sketch plan was reviewed by the ptarming Commission in 2000, Alpine
Drive was not in existence and the developer was proposing an east/west split of the 20 acre
parcel. The two parcels proposed at that time complied with the 2.5 acre minimum lot size
requirement. The construction of Alpine Drive has split the property and now the two lots
actually consist of 4 parcels. The e,'dsting homestead (Lot I/IA) is 12 acres in size and the
new lot (Lot 2/2A) ts 10.6 acres in size, which continues to comply with the minimum lot
size requirement of 2.5 acres.

s. Lo.t Dimen~ioas: Lots l and 2 have at least 200 feet of frontage on a public road.

Existinq Structures: There are existing structures on Lot 1 and the applicant has provided
the City with a survey that reveals that the structures meet the required setbacks from the
proposed and existing tot tines.

-11-
