Final Plat Review: Smith Addition <br />Page 2 of 3 <br />October 4, 2001 <br /> <br />10. <br /> <br />lt. <br /> <br />[2. <br /> <br />13. <br /> <br />Resubdivision Plan: Section 9.20.11 (R.-1 Rural Residential District) states that the <br />subdivider of property, in the Rural Transition Area must file a sketch plan with the City <br />illustrating the reasonable ultimate resubdivision of the' plat to urban densities. The <br />developer must provide the City, with this resubdivision plan. The current urban standards <br />are 80 feet of frontage on a.public road and 10;800 square feet of area. <br /> <br />Wetlands: Wetlands exist on what is designated as Lots lA and 2A. These-wetlands were <br />encumbered with drainage easements when right-of-way for the westerly extension of Alpine <br />Drive was acquired. The final plat will re-dedicate th_is drainage and utility easement. <br /> <br />Drainage and Utility Easements: The standard t0 foot (5 feet on common property lines) <br />drainage and utility easements are provided. There is an existing 60 foot wide drainage and <br />utility easement that extends in a west to east direction about 674 feet from the northwest <br />comer of the plat and then angles off in a southeast direction and terminates short of the <br />proposed south boundary, of Lot lA. This is an underlying drainage easement that shows up <br />on Anoka County Highway Pdght of Way Plat #33 and will remain intact. <br /> <br />Streets: Lot 2 will have public access from Alpine Drive N.W. The driveway on Lot 1, the <br />existing homestead, should be converted from Armstrong Blvd. to Alpine Drive. And, right <br />of access along Armstrong Blvd. should be dedicated to the County. <br /> <br />Utilities: This plat is in the rural district and all lots will be served by on-site sewer and <br />water. <br /> <br />Park Dedication: . The plat will be reviewed by the Park Commission at their regular <br />meeting on Thursday, October 11, 2001. k is anticipated that the recommendation will be a <br />cash payment ibr park dedication due on the new lot created. The current rate for each new <br />lot created is $1,300.00. The rate charged will be that which is in effect ar the time of final <br />plat approval <br /> <br />Stormwater Manat~ement Fee: The City has enacted a stormwater management fee at a <br />rate of $375.00 per unit; the existing homestead would be exempted in this case.
