Of the four existing lots, one <br />already has home upon it, two lots are vacant, and one is an outlot. Two of the new lots will receive <br />public services. <br /> <br />Zoning: The subject property is currently zoned Ri-Single Family Residential. Since the properties are <br />within the MUSA area, they will need to be rezoned to R1-U Single Family Residential. The proposed <br />single-family urban lots are in accordance with the zoning regulations of the R1-U Zoning District. <br /> <br />Lot Sizes: The two new lots meet the 10,800 square foot minimum lot size. The lot that contains the <br />existing homestead will be 1.6~ acres, exceeding the 1 acre minimum requirement for lots that have a <br />well and septic system. <br /> <br />Lot Dimensions: The two new lots receiving City sewer and water meet the 80-foot lot width <br />requirement. The existing homestead lot has private sewer and well. The existing homestead lot is <br />currently 140 feet wide. The R1-U Zoning District requires that lots receiving private sewer and water <br />be 200 feet wide. The existing homestead is an existing non-conforming lot in regards to lot width. <br />After platting, the homestead lot will be 160 feet wide, which will lessen the non-conformance. The <br />City Attorney has reviewed this issue and indicates that a variance is not needed since the platting will <br />lessen the non-conformance. <br /> <br />5. Utilities: The two new lots will be served by municipal water'and sanitary sewer. Trunk, lateral., and <br /> stormwater charges will be applicable to the two new lots.
