Pehlkc Estates
December 20, 2000
Review Letter

The lot containing the existing homestead will continue to be served by private septic system and private
well.

6. Drainage: The standard 10 foot drainage and utility easements (5 feet on common property lines) are
not shown and should be shown on the final plat. Drainage from the fronts of the two new lots will flow
into 150th Lane. The storm sewer is adequate to handle this additional runoff.

7. Traffic Generation Analysis: This subdivision will add two single family lots to 150~' Lane which is
currently the only access source for these lots. Each single-family lot is anticipated to generate 10 tri?s
per day. At the current time there are 16 units generating traffic to the intersection of 150~' Lane and
CSAH 5. With this development the traffic at this intersection would increase from 160 to 180 trips per
day.

8. Park Dedication: The subdivision will be presented to the Park and Recreation Commission on
Thursday, January 11, 2001.

The Ramsey Planning Commission will be meeting at 7:00 p.m. on Tuesday, January 2, 2001 to
consider your request for sketch plan approval of Pehlke Estates. The Park and Recreation
Commission will be meeting at 6:00 p.m. on Thursday, January 11, 2001. It is important that
you, or your representative, be present at these meetings to answer any questions that may arise.
Thank you.

Respectfully,

CITY OF RAMSEY

Patrick Trptlgeon
Principal Planner

City Engineer

cc:

Parks & Utilities Supervisor Mark Boos
Planning Commission
