PREMIER GOLF COURSE COMMU~I'Fr' ]

December 12, 2000

Ms. Sylvia Frolik
Zoning Administrator
City of Ramsey
.15153 Nowthen Blvd.
Kamsey, MN 55303

Northfork St'. Amdrews Addition
CUP-Grade and export material

Dear Ms. Fro!ik:

Under separate cover you should have received copies of the Preliminary
and Preliminary Grading and Drainage Plan for the proposed plat of
....... ~. St. Andrews Addition''.

This letter is written in support of North Fork's request for the
approval of the proposed plat and the issuance of a Conditional Use Permit to
grade and export sand material from the Plat. The Plat consists of 45 lots
generally located within the confines of the back nine of the Links of
Northfork Golf Course. The lot configurations and roadway layout are the
same as approved in the Preliminary plat of Northfork Fifth Addition.
Unfortunately, the plat of Northfork Fifth Addition has long expired.

The plat consists of 81.1 acres. Ail lots are at least one acre in
size. The lots would be serviced by the connection of existing St. Andrews
Lane and existing Iverness Lane and by the construction of two small cul-de-
sacs. From previous discussions it is our understanding that the connecting
roadway would be called St. Andrews Lane. North Fork would propose that the
cul-de-sacs be named Iverness Court and St. Andrews Court respectively. Both
cul-de-sacs are less than 600 feet in length. It is anticipated that, even
if all 45 lots are not final platted, the connection of existing St. Andrews
Lane and existing Iverness Lane will be completed by next Spring-Summer.

No problem with water levels is anticipated. The water table, in normal
years, is at an elevation of approximately 871 feet. The lowest floor
elevation for any proposed home is 17 feet above that level.

Developed by North Fork, Inc.
713 Bradford Ave. No., Champlin, MN 55316 · 612-484-7421 · Sales 612-441-4322 · FAX 612-441-7286 / ~
