We <br />offer the following comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development and is a part of the <br />approved concept plan for Northfork dated January 1, 1985. The preliminary plat.currently under <br />review proposes to create 44 new single family lots. The lots to be created were originally <br />approved in the preliminary plat of Northfork 5th Addition. That plat has since expired. <br />Therefore, a new preliminary plat approval is required for this area. The total number of lots (44) <br />will be in conformance with the preliminary plat approved in 1995. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork PUD concept modifications approved <br />in May of 1990, all of the lots in Northfork-St. Andrews Addition are at least one acre in size. <br />The minimum lot width required in the Northfork PUD is 160 feet at the front setback line. It <br />appears that Lots 2 and 4, Block I and Lots 10-13, Block 2 do not meet the minimum lot width <br />requirement for the PUD. <br /> <br />The Planning Commission will be discussing how. the lot width should be resolved. Options <br />include redrawing common lot lines, consolidation of lots, or requiring homes to be built at the <br />160-foot lot width line of those lots that are deficient. <br /> <br />There are a few problems with the house pads shown on the submitted grading, plans. <br />Specifically, the house pads shown for Lot 4, Block 1 and the pads shown on Lots 11 and 12, <br />Block 2 are located in a place where the lot width is less than 160 feet. Of special concern are <br />Lots 11 and 12, Block 2. In the rear of these lots, a large drainage pond is being proposed. <br />Moving of the house pads back farther into the lot may prove to be difficult if the design of the <br />pond is to remain the same. <br /> <br />Soils: The sandy soils in this area drain very well and are classified by the Soil Conservation <br />Service as Group A soils. Group A soils have high infiltration rates but are susceptible to wind <br />erosion when exposed. Every effort should be used to minimize erosion impacts to existing <br />neighborhoods by watering when soils are exposed and establishing turf as soon as practical after <br />construction is complete. <br /> <br /> <br />
