Preliminary Plat Review: Northfork-St. Andrews Addition <br />December 21, 2000 <br />Page 3 of 3 <br /> <br />Afl areas to be used for the transference and storage of storm water should be dedicated as <br />drainage and utility easements. Any ponding that is used for storage of storm water discharge <br />from the street and the development shall be included in a drainage and utility easement up to the <br />Ordinary High Water level and should have at least one easement for access. This access can and <br />is most often the same as the easement for the storm water discharge pipes and is required for <br />future maintenance. <br /> <br />Any storm sewer pipe that is constructed and is to be turned over to the City requires a minimum <br />of a 20-foot easement. There were 2 areas that did not have adequate easements. They are the <br />easement on the east side of Lot 1, Block 2 and the easement between Lots 10 & 11, Block 2. <br /> <br />Tree Preserva,qon and Planting Plan: The Gr,{lng Plan does not identify existing tree cover <br />nor does it reflect trees to be preserved and the planthng of one tree in each front yard. The <br />Grading Plan must be modified accordingly or an addendum to the Grading Plan should be <br />produced. <br /> <br />9. Trail Development Fees: The City has established a trail development fee of $325 per dwelling <br /> unit that is collected prior to the release of the final plat for recording. <br /> <br />10. <br /> <br />Stormwater Management Fee: The City has established a stormwater management fee of <br />($366) per dwelling unit that is also collected prior to the release of the final plat for recording. <br />The quarterly storm drainage utility fee for each property will be $6.30. <br /> <br />11. Mailbox Policy: The Public Works Department is implementing a policy of common mailbox <br /> stands at the entrance to all cul-de-sacs. The development agreement will establish that the <br /> location and design of the mailbox stand will be subject to the apl. royal of the Public Works <br /> Director. <br /> <br /> : <br /> <br />The Planning Commission will meet at 7:00 p.m. on Tuesday, January 2, 2000, to conduct the public <br />hearing and consider your request for preliminary plat approval. It is important that you, or your <br />representative, be present at the meeting to answer any questions that may arise. A copy of the case <br />cover sheet is enclosed for your info.
