Drainage and Easements: In accordance with City Code, the plat proposes to dedicate the <br /> standard drainage and utility easements around the perimeter of each lot. <br /> <br />Wetlands: If wetlands exist on the property, a certified wetland delineation report will have <br />to be provided to the City and the limits of the wetlands will have to be designated as <br />drainage easements on the f'mal plat. <br /> <br />10. Tree Preservation and Planting Plan: The sketch plan should be modified to identify <br /> existing tree growth areas and trees to preserved in the development of Lot 2. <br /> <br />11. Trail Fee: The City has established a trail development fee at a rate of $300 per unit. This <br /> fee must be paid for the new lot created prior to release of the final plat for recording. <br /> <br />12. Stormwater Management: The City has also established a stormwater management fee of <br /> $366 per unit that must be paid for the new lot created prior to release of the final plat for <br /> recording. <br /> <br />Please consider this transmittal a preliminary draft of the City's review of the proposed plat. I <br />am forwarding it to you at this early date in order that you have time to consider some of the <br />issues and make modifications to your sketch plan (preliminary plat) prior to the Planning <br />Commission meeting on Tuesday, April 3, 2001.
