Hwy. 13 <br />Suite 200 <br />Bumsville, MN 55337 <br /> <br />Re: Sketch Plan Review; Sunfish Commons <br /> <br />Dear Mr. Johnson: <br /> <br />We have received the sketch plan (preliminary plat) for Sunfish Commons wkich consists <br />of one sheet prepared by Amcon, dated March 20, 2001. We offer the following <br />comments: <br /> <br />General: The proposed plat consists of 5.45 acres and is generally located in the <br />northwest quadrant of the intersection of State Highway #10 and CSAH 57 (Sunfish <br />Lake Blvd.). The sketch plan is proposing to plat an existing lot into two lots. Currently, <br />McKay Auto Sales operates on this lot. <br /> <br />Zoning: The property is currently zoned B-3 Highway Business. <br /> <br />Lot Sizes and Dimensions: Both proposed lots exceed the 1/2 acre minimum lot size for <br />commercial lots in the B-3 Highway Business District. They also exceed the minimum lot <br />width of 100 feet and lot depth of 150 feet. <br /> <br />Street Access: Lot 1 is proposed to have one direct access from State Highway 10 and a <br />shared access on State Highway 10 with Lot 2. Besides the shared access on State <br />Highway 10 with Lot I, Lot 2 will receive public access from CSAH 57. MnDOT and <br />Anoka County have been notified of these accesses and will be addressed in the site plan <br />review for the two lots. All other frontage along State Highway #10 shall be dedicated t6 <br />the State of Minnesota on the Final Plat. <br /> <br />The proposal for the future service road along the northern boundary of the site is <br />supported by staff. A provision will be placed in the development agreement requiring <br /> <br /> <br />
