In the meantime, the City will <br />require that the future roadway be preserved as a drainage/utility easement. <br /> <br />Drainage and Utility Easements: The standard 10 foot (5 foot on common property <br />lines) drainage and utility easements need to be provided around the southern perimeter <br />'(State Highway 10) of Lots 1 and 2 and the eastern perimeter (CSAH 57) of Lot 2 on the <br />Final Plat. There is a large drainage and utility easement in the northwest corner of Lot 1 <br />to accommodate a stormwater drainage pond. In addition there is proposed to be future <br />frontage road easement along the northern part of Lots 1 and 2. Since utilities will also be <br />located in this area, the final plat shall show this area a drainage/utility easement. It should <br />also be noted that structures are not allowed within utility/drainage easements. <br /> <br />Park Dedication: As a result of the subdivision, the developer will be responsible for park <br />dedication requirements for each lot. The Park and Recreation Commission will be <br />meeting on April 12, 2001 to discuss this minor subdivision and will make a <br />recommendation at that time. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges were previously <br />charged in 1995 for the whole lot. Therefore, no trunk charges are due. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Tuesday, April 3, 2001, at the <br />Ramsey Municipal Center, 15153 Nowthen Blvd. NW, to consider your request for sketch <br />plan review of Sunfish Commons. In addition, the Park and Recreation Commission will <br />be meeting on Thursday, April 12, 2001 at 7:00 p.m. at the Ramsey Municipal Center.
