The sketch plan consists of one (1) sheet entitled Preliminary Plat/Ex. isting Conditions <br />dated April 10, 2001 and prepared by West-wood Professional Services, Inc. We offer the- <br />following comments: <br /> <br />General: The subject property is 74.3 acres in size and is generally located north of 153'~ <br />Avenue N.'W., east of Yakima, west of Salish and south of 1560' Lane. The sketch plan <br />presented proposes to develop the property with 157 single-family lots. <br /> <br />2. Zoning: _The property is currently zoned R-1 Rural Residential. A rezoning to R-1 Urban <br /> Residential is required. <br /> <br />3. Densitw: At 157 units on 74 acres, the proposed density is 2.1 urdts per acre. <br /> <br />Access and Streets: The proposed plat provides two accesses to thc south onto 153ra Avenue <br />a.nd an access to the north onto 156~ Lane. These three accesses are anticipated to handle <br />most of the trips generated by the new proposed subdivision since 153"~ (soon to be Alpine <br />Drive) and 156~ Lane are collector streets. The plat proposes three additional cormecdons <br />with existing adjacent streets at 155'~ Lane, 'vVaco Street, and Ute Street. These streets will <br />provide connections to adjacent neighborhoods for local trips and flexibility for emergency <br />situation. There are several cai-de-sacs proposed that do not exceed the 600 foot length <br />restzdction. <br /> <br />Traffic Generation Analysis: A transportation analysis study will be required pr/or to the <br />preliminary plat public hearing. City Staffwill forward a copy of the proposed project to the <br />consultant of choice for this report. <br /> <br />/.7 <br /> <br /> <br />
