Sketch Plan Review: <br />April 27, 2001 <br />Page 2 of 4 <br /> <br />Centex/Miller <br /> <br />Utilities and Water Usage: The site is in the Metropolitan Urban. Service Area and the <br />development will be served by municipal water and sanitary sewer. All utilities shall be <br />stubbed to the edge of the plat at all road connections. <br /> <br />Sanitary sewer will be extended from a manhole that is 3~0 f~et south of the intersection of <br />Barium Street N.W. and 153a Avenue N.W. Gravity w/Il be utilized for the southern 1/3 of' <br />ti-tis development, but a lift station and forcemain will be required to service the rest of the <br />plat. <br /> <br />Due to the size of this plat, the City would require the watermain to be looped and e~ended <br />fi-om both the east and the west on 153~ Avenue N.W. This is to ensure that large mmibers <br />of houses do not lose water supply with one breakage. The same holds true between the <br />southern and northern ends of the plat. The current utility plan shows only one watermain to <br />service everything north of Lot 31, Block 7. We would require another waterman be <br />constructed between Lots 9 and 10 a.nd Lots 45 and 46, Block 7 to ensure continuous water <br />supply to these customers. <br /> <br />Lot Size and Dimensions: Ail of the lots appear to meet the 10,800 square foot area - <br />requirement and 80 foot (90 feet on corners) lot w/dth requirement. Th.is information must be <br />verified on the preliminary plat. Lots 1 through 13 of Block 1 are subject to the standards of <br />the Rum River Scenic Overlay District.. These lots are required to be 90 feet in width and <br />12,150 square feet in area. Lot t3 is deficient of the minimm area requirement and ail of the <br />Lots except Lot 3 are deficient of the width requirement. The preliminary plat must be <br />adjusted accordingly.' <br /> <br />Grading and Drainage: A Preliminary Grading a.nd Erosion Con~'ol Plan dated April 10, <br />2001 and prepared by Westwood Professional Services has been provided. The subdivision <br />proposes drainSng streets and lots through a system of storm sewer s discharging to a back <br />yard pond located in the rear yards of lots located in the sour. hem half of the subdivision. <br />Th_is pond will provide water quzdity treatment prior-to discharge into a low area in <br />Woodland Green Park. <br /> <br />It is recommended that the outlet for th.is drainage plan be modified such that an outlet for the <br />subdivision conveys storm water all the way to the Rum River. The plan should also <br />anticipate constructing an outlet from the low area in Woodland Green Park into the storm <br /> <br /> <br />
