There appear to be several alternatives for accomplishing the. <br />above. The plan will need to be reviewed and permitted by the Lower Rum River Water <br />Managemem OrganiZation. <br /> <br />Care should also be given toward locating the pond inlets in close proximity to one another to <br />facilitate cleaning. The inlets and outlets should be placed as far as possible from one <br />another to improve nutrient removal efficiency. Consideration should also be given for <br />creating an outlet to access the inlets for sediment removal. <br /> <br />There also appears to be ex'tensive use of rear Yard drains. There are nine such structures on <br />th/s proposed plat. An effort should be made to reduce the use of rear yard drains as, like any <br />storm drain, they are subject to freezing and subsequent flooding. <br /> <br />Several locations along the perimeter of the subdivision propose slopes as steep as 20%, one <br />foot vertical to 5 feet horizontal. It appears these grades are necessary to accommodate <br />walkout or lookout iots. Consideration should be given toward modifying these areas to <br />flatten slopes and restricting the development to rambler type homes on these sites. No <br />grades shall be flatter than 1%. Grades flatter than 2% will require a certificate on grading <br />prior to an occupancy permit being granted. <br /> <br />Tree Preservation. In accordance with City Code, the Preliminary Grading and Erosion <br />Control Plan does identify ex. isting tree growth and removal limits. The addition of one 2.5 <br />inch dbh tree to each lot should also be identified on the Plan. <br /> <br />Sidewalks. In accordance with City Code, sidewalks are proposed on one side of all non cul- <br />de-sac streets. There is also a sidewalk connection proposed from the terminus of Waco <br />Court N.W. to Bear Park. <br /> <br />Trail Development: There is also a trail development fee of $325 per unit that must be paid <br />prior to release of the final plat for recording. <br /> <br />Stormwater Management: The City has established a storm water management fee of $375 <br />per unit that must be paid prior to release of the final plat for recording. <br /> <br /> <br />
