Sketch Plan Review: Centex/Miller
April 27,200I

13.

Park Dedication: The plat Mil be forwarded to the regular May meeting of the Park
Commission for a recommendation on park dedication. The City has the option for cash,
land, or a combination of the two. The current rate for park dedication:is $1300 per unit;
there is also a trail development fee of $325 per unit.

14.

Densitw Transitioning. Although City Code currently does not require density transitioning
between neighborhoods of differing dehsities, the Developer .may want to give some
consideration to the adjacent large lot, rural developments. The added resthct/ons of' the
Scenic Pdver Overlay District with respect to lot width and area on the lots adjacent to
Reilley Estates to the north inherently provide for some transitioning. Howeve3, some
transitioning from Halland Acres to the west and Stanhope Terrace to the east warrants
additional review and discussion.

The Planning Commission will be meeting at 7:00 p.m. on Tuesday, May 1, 2001, at the Rarnsey
Fire Station No. 2, 15050 Armstrong Blvd. N.W'., to review your sketch plan. The Park
Commission will be meeting at 6:00 p.m. on Thursday, May 10 at Ramsey Fire Station No. 2.. I
suggest that you, or your representative, be present at these meetings to answer any questions
that may arise. A copy of the case cover sheet is enclosed for your information.
