The submittal consists of two pages entitled Site and Landscaping Plan prepared by <br />Vanman Companies and dated July I7, 2001, and the 13 pages entitled Preliminary Design prepared by <br />Vanman Companies and dated May 29, 2001. <br /> <br />General: The apartment building will be constructed on approximately 10.05 acres and is part of land <br />being resubdivided by Lord of Life Church. The apartment building will be a three-story structure <br />containing 47 apartments designed for senior citizens. The development property will be identified as <br />Lot 2, Block I, Lord of Life once the platting process is completed. <br /> <br />2. Zoning: The subject property, is currently zoned and B-1 Business and R-3U Residential. As part of <br /> the development, you are proposing to rezone the property to MR, Multiple Residential. ""~' <br /> <br />Lot Coverage: The proposed apartment development area is 437,778 square feet in size <br />(10.05 acres) and tot coverage is restricted to 35% (which includes garages), or 153,222 square feet in <br />this case. The site plan is proposing a footprint of 25,740 square feet, which equates to approximately <br />6% lot coverage. <br /> <br />Setbacks: The proposed building meets or exceeds all required building setbacks under the MPs <br />Multipl'e Residential. City Code requires all access drives be setback at least-20 feet fi-om lot lines of <br />land zoned R-1 ResidentiaL. The new access drive proposed as part of the development meets this <br />requirement. <br /> <br />Density: The apartment building will be constructed on a new lot that is 10.05 acres in size. At this <br />time, the applicant is proposing to construct only one of the two proposed buildings. The gross density <br />of the parcel will be 9.35 umts per acre when both buildings are constructed. Once wetlands are <br />factored out, the net density will be 12.79 units per-acre when both building are constructed. The <br />March 2001 Drat~ Comprehensive Plan indicates the apartment building location is plarmed for high <br />density housing at a density up to 15 units per net acre. <br /> <br />6. Access: The plan for the first building shows access to CSAH 5 via a perimeter road around the north <br /> and east boundaries of the church property.
