Site Plan Review: Lord of Life Apartment Building Page 3 of 3 August 3 1,2001 13. Utilities: The apmuuent building will be connected to municipal water and samtary sewer. Existing mains are readily available to connect to these services. Applicable sewer and water trunk fees will need to be paid to the City. Three fire hydrants are located' around the proposed apartment building. However, no connecting watermains are identified. These hydrants and watermains will be private. 14. Architectural Standards: The e,,ctehors of the structure is proposed to consist of metal siding, block and brick. The mol will have asphalt shingles. The apartment building will consist of three stories. The proposed height of the apartment building exceeds the 35 foot mx/mm height for structures allowed under City Code. The applicant is applying for a variance to exceed the maximum height concurrently with the site plan review process. The first story will contain 15 apartment traits and the second and third stories will contain 16 apartment umts each. The building will have 6 one-bedroom and 41 two-bedroom units. The one bedroom units will be 770 square fe~ andthe two bedroom units- will range from 966 to 1,320 square feM. These sizes all exceed City Ordinance requirements. A color rendering of the elevations is required at the time of thC Planning Commission meeting. 15. Laundry Facilities: Each apartment is shown to have a designated laundry area for a washer and dryer. The City Council will be meeting at 7:00 p.m. on Tuesday, September 4, 2001, at the Rarnsey Fire Station II, 15050 Armstrong Blvd., NW, to review your proposed site plan.
