McDonald Second Addition <br />Sketch Plan Review <br />August 31, 2001 <br />2 of 2 <br /> <br />Drainage: The sketch plan does not indicate drainage patterns. It is Staffs understanding that <br />this proposed sketch plan does not significantly alter ex/sting drainage pattern, however, before <br />final plat is approved the applicant should supply information that clearly delineates drainage <br />patterns. Both e~sting and proposed patterns should be shown. Additionally, it is staff's <br />recommendation that approval of this sketch be contingent upon the property owner taking fulI <br />responsibility for adequate drainage away from structures. <br /> <br />Access to Lots. The subdivision is not proposing construction of new streets into the plat. The <br />two newly created lots will receive public access from Variolite Street. The City will be <br />requesting that the two newly created lots share an access onto Var/olite Street. Staff is also <br />requesting further information on the proposed driveway Iocations for the newly created parcels. <br />It should be noted that the placement of the driveways should be situated on lots to allow for <br />access to ultimately be gained from a road located wi~n the plat to eliminate ali accesses on <br />Varialke Street. <br /> <br />Utilities: All lots vrilI be served by on-site sewer and water. <br /> <br />Park Dedication: In minor subdivisions, the City requires park dedication for each new lot <br />created and the ex/sting homesteads are exempted. The plat will be reviewed by the Park <br />Commission at their September meeting to determine if the required park dedication fee Mil be <br />met by cash, land or a combination of both. <br /> <br />Trail Fee: The City has established a trail development fee at a rate of $325 per unit. This fee <br />must be paid for the new lots created prior to release of the final plat for recording. <br /> <br />Stormwater Management Fee: The City has enacted a Stormwater Management Fee at a rate <br />of $375.00 per unit; the existing homesteads will be exempted in this case. <br /> <br />The Ramsey Planning Commission will be meeting at 7:30pm or'immediately following 7:00pm <br />Board of Adjustment on Tuesday, September 4, 2001 at the Ramsey Fire Station #2 located off <br />of Armstrong Boulevard, to consider your request for sketch plan approval of the m/nor <br />subdivision. It is important that you, or your representative, be present to answer any questions <br />that may arise.
