The sketch Plan consists of Preliminary Plat Skeet C 1, Pretiminaw Utility Plan Sheet <br />C2, and Preliminary Grading Plan Sheet C3, all prepared by Passe Engineering and dated June <br />22, 2001. We offer the following comments: <br /> <br />General: The subject property is 9.7 acres in size and is generally located west of T.H. <br />in about the 5700 block of 158"' Lane. The sketch plan presented proposes to plat the <br />property into 12 new single-family lots that would be serviced w/th mumicipal water and <br />sanitary, sewer and 1 e,,dsting homestead adjacent to Hwy. ¢M-7 that would continue to use an <br />on-site well and septic system. The e,'dsting homestead should be assigned a lot number. <br /> <br />2. Zoning: .The property is currently zoned 'R-1 Rural Residential and a rezon/ng to R.-1 Urban <br /> Residential would be required in order to develop the property to urban standards[- <br /> <br />Udlitii~s: The site is not eligible for development with sanitary sewer and murficipal Water <br />because it is not located within the current boundaries of the Metropolitan Urban Service <br />Area (MUSA). Accordingly, an amendment to the Comprehensive Plan for a MUSA <br />exp.ansion accompanied the application for subdivision and rezomng. <br /> <br />If the amendment to the Comprehensive Plan is approved and the MUSA line is extended to <br />the include the subject property, the Preliminary ~tility Plan reflects that san/taw seWer will <br />be e~ended from the soutl~ at the intersection of 158'" Avenue/Lithium as wet1 as from the <br />west near the current dead end of 158~ Lane N.W. Municipal Water would be e~ended via <br />158~ Lane N.V¢. and Ioop to the intersection of 158'h Avenue/Lithium. This is an acceptable <br />plan. <br /> <br /> <br />
