Sketch Plan Review: River Pines 5~ Addition <br />Page 2 of 4 <br />August 30, 2001 <br /> <br />Density: The gross den,sir/, including the existing homestead, is approximately 1.4 units per <br />acre. Excluding the e~sring homestead from the density calculations results in a density of <br />approximately 1.8 unites per acre. The preliminm'y plat should identify the ~oss and net <br />density numbers, with and without wetlands and major road fight-of-way. <br /> <br />Access and Streets: The plat is proposed to receive public access via the extension of 158~ <br />Lane N.W. into the property from River Pines 2na Addition tO the west,-and the e~ension of <br />Lithium Street N.W. into the property from Apple Ridge to the south. River Pines 2~d and <br />Apple Ridge are both single family neighborhoods with urban services. The plat should <br />provide for a future public access to the nort~ and there should be a resubdivision plan and <br />provisions for a future public access for the area of the ex.isting homestead to the east. <br /> <br />The plat is adjacent to T.H. ~47 and the preliminary plat will be forwarded to Mn/DOT for <br />review. Standard requirements for dedicating Hwy. ~47 right-of-way and access rights are <br />expected. As with Apple Ridge, an additional 40 feet of ri*~l:tt-of-way should be dedicated oa <br />the plat for trail and/or service road purposes. <br /> <br />Traffic Generation Analysis: A transportation analysis study will be required prior to the <br />preliminary plat public l~earing. City Staff will forward a copy of the proposed project to the <br />consultant of choice for th.is report. <br /> <br />Lot Size and Dimensions: All of the lots appear to meet the 10,800 square foot area <br />:requirement and80 foot (90 feet on comers) lot width requirement. This in.formation mUSt be <br />verified on the pretimJanary plat.. The setback standards listed on Sheet C I indicate that the <br />comer setback for houses is 15 feet; this is not correct. For preliminary plat purposes, please <br />note thai the comer setback for structures is 20 feet. <br /> <br />Gradin~ and Drainage: A Preliminary Grading Plan tins been provided. The sketch <br />indicates the addition of two ponds east of. Lithium Street N.W. to handle the increased <br />runoff caused by the development. These ponds, as well as a 20 foot easement' for access, is <br />being shown as drainage and utility easements. Al1 Ponding calculations need to be provided <br />before plat approval. <br /> <br />The plan will need to be reviewed and perr~tted by the Lower Rum River Water <br />Management Orgamzation.
