Sketch Plan Review: Privet Pines $,h Addition <br />August 30, 2001 <br />Page 3 of 4 <br /> <br />The City has enacted aa ordinance that requires an elevation survey at the time of footing <br />inspection to ensure compliance with the approved grading plan. No grades shall be flatter <br />than 1%. Grades flatter than 2% w/ii require a certificate of grading pr/or to aa occupancy <br />permit being granted, Lots 1, 2, 6 and 7 of Block 2 are flatter than 2%. <br /> <br />Easements. The standard I0 foot drainage and utility easements (5 feet on common property <br />lines) must be provided around the perimeter of all lots. The wetlands must also be <br />delineated and dedicated as drainage easements. The sketch plan identifies aa easement <br />along the north property Line proposed to be vacated. A legal descr/ptioa of the easement to <br />be vacated ls necessary in order to start vacation proceedings. <br /> <br />The City is asking for a 100' x 100' foot temporary easement at the extension of I58~ Lane <br />N.V¢. for the purpose ora temporary cul-de-sac for emergency vehicles and snowplows. This <br />temporary easement wiI1 expire upon successfiJ/completion of the platting process. <br /> <br />10. Tree Preservation. The Preliminary Grading Plan identifies e,'cisting tree stands. At the <br /> time of preliminary plat review and approval, the Plan should identify tree removal' limits and <br /> the location of the tree save fences. The addition of one 2.5 inch dbh tree to the front of each <br /> lot should also be identified on the Plan. <br /> <br />1 i. Sidewalks. In accordance with City Code, sidewalks are requLred on one side of all non cuI- <br /> de-sac street. <br /> <br />12. Trail Development: T/ail development wiil'be required adjacent and parallel to Hwy. #47. <br /> There is also a trail development fee that must be paid prior to release of the final plat for <br /> recording. The current rate is $325 per lot. <br /> <br />1_3. Stormwater Management: The City has established a storm water management fee that <br /> must be paid prior to release of the final plat for recording. The current rate~ is $.375 per lot. <br /> <br />14. Park Dedication: The plat will be forwarded to the September meeting of the Park <br /> Commission for a recommendation on park'dedication. The City has the option for cask, <br /> land, or a combination of the two. The current rate' for park dedication is $1300 per un/t. It <br /> is expected that the recommendation will be for cash. <br /> <br />15. Density Transitioning. Although City Code currently does not require density transitioning <br /> between neighborhoods of differing dens/ties, the Developer has provided for two one acre <br /> lots on the north boundary of the plat as a transition from the larger, rural lots to the north. <br /> <br /> <br />
