We offer the <br />following comments: <br /> <br />General: The subject property is 42.51 acres in size and is generally located at the corner of <br />State Hwy. 47 and CSAH 5 (Nowthen Boulevard). The sketch plat presented proposes to <br />resubdivide the Lord of Life Church property into three new lots. One lot will contain the <br />Church building (Lot t), one lot is proposed to coatain two 47-unit apartment buildings for <br />senior citizens (Lot 2), and the third lot is proposed to be developed as a cemetery in the future <br />(Lot 3). In addition to the platting of the property, you have proposed to rezone the land, are <br />proposing a minor comprehensive plan amendment, and submitted a site plan along with a <br />variance to the height restrictions to allow the construction of one of the senior apartment <br />buildings. <br /> <br />Zoninm The subject property is currently zoned and B-1 Business and R-3U, Low Density <br />Multi-Family Residential. As part of the development, you are proposing to rezone the property <br />to lVfR, High Density Multi-Family Residential. <br /> <br />Comorehensive Plan Amendment: As part of the development proposal, you are proposing to <br />change the land use designation from Business and Low-Density Multi-Family Residential to <br />High Density Residential. <br /> <br />Density: The subject property is 42.51 acres and overall has a net density (excluding the <br />wetlands) of 2.42 units per acre. The lot that is proposed to have the senior apartment buildings <br />is 10.05 acres in size and has an overalI net density .of 12.79 units per acre. <br /> <br />Streets; The development will gain primary access from Nowthen Blvd. An internal drive will <br />extend from the northern apartment building to Nowthen Building. The southern apartment <br />building (which is not being reviewed at this time) shows an access onto State Hwy. 47. This <br />access will aced to receive a pen-nit from Mm]DOT. It is the City's intention that once the Katnis <br />property to the north is developed, that the Lord of Life property be connected to the road <br /> <br /> <br />
