You will be responsible to construct the connection on your <br />proper%, at the time it is needed. <br /> <br />Lots: Ali of the lots far exceed the minimum dimensional and area requirements for their <br />applicable zoning districts. <br /> <br />Performance Standards: The site plan review will establish appropriate performance standards <br />relating to setbacks, lot coverage, landscaping, parking, screening, architectural standards, <br />minimum floor areas, etc. <br /> <br />Gradin~ and Draina,~e: Grading and drainage plans will be reviewed as part of the site plan for <br />the northern apartment building. <br /> <br />Traffic Generation Analysis: Based on staff review, it is expected that the northern senior <br />apamnent building will generate up to 188 trips within a 24--hour per/od. '{£ the apartment <br />building is convermd to a regular apartment building, trips could average .329 trips per 24-hour <br />period. It is proposed that initially all of this traffic will use the private drive through the church <br />property and exit on Nowrhen Blvd. When the Katnis property to the north is developed, an <br />access will connect both properties and provide for an alternative route of ingress/egress. <br /> <br />Utilities and Water Usage: The development will be served by municipal water and sanitary <br />sewer. <br /> <br />t0. <br /> <br />Park Dedication: The sketch plat be forwarded to the Park Commission for a recommendation <br />on park dedication. The City has the option for cash, land, or a combination of the two.
