City Code are acceptable. : · ' <br /> <br /> Grading and Drainage: The drainage' and grading .plan submitted divides the development <br /> into three distinct basins. An area in the northeast section of the Plat directs runoff into a <br /> pond constructed near an existing low area south of Sunwood Dr. An emergency overflow <br /> from this pond into the storm sewer in Sunwoo'd Dr. woUld'be.constructed at .an elevation'of <br /> 868.4 feet. <br /> <br /> The majority of the subdivision's stormwater'is proposed to be conveyed to a two cell Pond <br /> which Mil' be constructed in the southwest corner of the subdivision. This pond .is shown to <br /> have an emergency outlet to. a storm sewer 'in'Sunwood Drive which ox, erflows into 'a <br /> treatment, pond and then to Sunfish Lake. The overflow is at ~ 863.07-elevation. <br /> <br />Finally, approximately 7 acres along the east and the southeast border of the plat are proposed <br />to be drained to an e,-dsting natural depression located on the border-of the subdivision and' <br />adjacent Chestnut R/dge 3a Addition. Water quality treatment is' proposed 'to be provided <br />with a-stormceptor manhole designed to. remove certain sized sediment particles. This natural <br />Iow area is contained w/thin an area having a large number of significant oak' trees and .is <br />identified as a tree preservation area. There is currently an emergency overflow for this <br />depression tt~r. ough the Chestnut Hills 2"a Addition ele~,'arion ar elevation 866.0. <br /> <br />In order to protect this wooded basin, Staff recommends rerouting the storm sewer prop0sedl <br />to serve this area into the southwestern stormwater ponds. With the proposed development, <br />approximately 2..8 acres on undeveloped area will drain to this area. Care shoukd b,e taken to <br />maintain the e,,dsting hydrology, of this depression. Also, the elevation of the existing homes <br />surrounding this depression should be identified. A new' emergency °ut'flow' outlet, for this <br />basin may. required. <br /> <br />Ali wetlands' w/thin the site need to be identified and delineated and dedicated on' the final plat <br />as drainage and' utility easements. Any wedand filling ...or mitigation will' require permit action <br />by the Lower Rum River Water Management Organization. . <br /> <br />A permit from the Lower Rum River Watershed Management Organization and. the Minnesota <br />Pollution. Control Agency. will 'be required for drainage. The developer is reSp°n.sible {~or <br />obtaining any and-all permits required from other regulatory agencies: <br /> <br />The City has enacted an ordinance that requires, an elevation survey at the time. of footing <br />inspect/on to' ensure, compliance' with- the approved: grading, pt'an. No:-grades shall be flatter <br />than 1%.
