The
sketch plan consists of one (1) sheet dated March 5, 2003 and prepared by Hakanson Andei-son
Associates. We offer the fo[lowing.comments:

General: The' subject property is approximately 42.39 acres in size and is generally
located in the triangular area formed by the intersection of Nowthen Blvd, Sunfish. Lake
Blvd., and Alpine Dr..The sketch plan is propos/ng a total of 187 to.wnhomes (10 eight-.
unit buildings, 7 sL'~-unit buildings, 14 four-unit buildings, _3 three-unit.buildings) and 4
single family homes, (two e,,dsting and two new) for a total of 191 'housing un.its. The
town.homes will be subject to a sire plan review for all other aspects of the proposal
including but not limited to architectural standards,, off-street parking, structure, setbacks,
and landscaping. The results of the site plan review may impact the actual number of
town. homes to be developed 0n the property. ..

Zoni.n~,: The property is currently zoned R2 'Medium Dehsiry Residential with the
exception of the property zoned R-1 Single Family Residential that is located at the
northeast quadrant of the intersection of Sunfish Lake Blvd. and Alpine .Dr. The R-2
Zoning District allows, for towahomes up to 7 units per net acre. All of the townhome
units shown, on the sketch plan'are located in the R-2 District.' R,I' allows for single-
family homes up to 3 units ,per net acre. The two new homes will be located in the R-1
District.

Dens/tv: The subject property is approximately-42.59 acres, and the -191urals proposed
results in a gross density of 4..51 units per acre. Net. density (exclusive of wetlands and
major road right-of-way) will be' calculated at the time of preliminary plat submittal.
Since there are several wetlands on the property, lthe total number of units allowed as part
of the development may be affected. In no case will the net density of the development
be allowed to exceed 7 units per net acre.·

1.7
