We offer the following comments: <br /> <br />General: The proposed subdivision will Plat eleven.(11) new single-farmily rural lots and one (1) <br />existing homestead. The project area is 36 acres .in size. Monarch Homes has a-pUrchase <br />ageement with the property owner for the development of the subject property located east of <br />Tiger Street and north of Armstrong Blvd. (County Road 83). · <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. <br /> <br />Lot Sizes: The minimum lot size in the R-1 Rural Developing Area is 2.5 acres. The lots range <br />fi.om 2.5 acres to 3.19 acres ha size. The proPosed subdivision meets lot size .requirements. <br /> <br />Lot Dimensions: It would appear that the newly created lots meet the 200 feet ofpublic street <br />frontage requirement, however dimensions have not .been provided on the sketch plan. 'The <br />sketch plan should be revised to include lot dimensions. <br /> <br />Drainage and Utility Easements: The standard 10 foot drainage and utility easements (5 foot on <br />common property lines) must be provided· around the' perimeter of all lots on the preliminary and' <br />final plat.s, Ali wetlands located on the property must be delineated and dedicated'as drainage <br />easements. .. ·: <br /> <br />Grading and Drainage: There are no public drainage outlets available for this.property. As a <br />consequence, sufficient ponding'wfll need to be provided to accommodate back to back 100 year <br />precipitat/on events. Ail.building elevations must. be two feet above the hi~ water elevation. A <br />permit will need to be obtained from the Lower Rum River_ Water. Management Organization <br />(LRRWMO) for the dex, etopment of this property. <br /> <br /> <br />
