relationship to the primary street that is compatible with the <br />adjacent TC-1 Sub-District. <br /> <br />The TC-2a Subdistrict provides an alternative location for smaller <br />auto-oriented commercial uses lo6ated along County Roads at the <br />periphery of the Town Center. The intent of the TC-2a Subdistrict <br />is to allow for smaller scale retail uses that generate high traffic <br />votm'nes tending to be more suburban in form. 'vVithN the Town <br />Center, all areas zoned as TC-2a Subdistrict shall be adjacent to a <br />Cotmry Road and limited to an aggregate size of 3 acres to limit <br />competition with other retail areas in the Tow~ Center and Ramsey <br />as well as to prevent negative impacts on adjacent residential uses. <br />The use chart in Subdivision 3a specifically notes those uses' <br />allowed in the TC-2a Subdistrict. Subdivision 4 provides specific. <br />design criteria that apply to certain uses in the TC-2a Subdistrict to <br />provide a more compatible relationship with the Town Center <br />Development Guidelines than would typically be achieved under <br />commercial zonMg as regulated in Chapter 9. <br /> <br />Workplace Sub-District - "TC-3." The workplace area is <br />intended to accommodate medical aa~d tecNnology-related ogice' <br />and research uses, as well as other office uses and limited retail <br />and service uses designed to serve employees and oEice visitors, <br />Uses with hig_h concentrations of employees are most desirable, <br />All oftice buildings shall be located within one-quarter mile of <br />existing or planned retail uses. Uses shall be located within one- <br />quarter mile of public open space, or withJn one:half mile if <br />cormected by walking path. <br /> <br />Neighborhood Sub-District - "TC-'-I." The Neighborhood Sub- <br />District comprises the northern portion of the Town Center <br />District. The Sub-District is intended to include a M1 range of <br />housing types, from smMl-[ot single-family detached to high- <br />density senior and general apartments, as well as a limited number' <br />of small-scale retail and office uses at appropriate locations (i.e., at <br />corners). Neighborhood design incorporates many traditional <br />single-family neighborhood features such as alleys, carriage houses <br />(secondary tm.its), front porches, and traditional street lighting. <br />Neighborhoods shall be desig-ned with suitable transitions between <br />among different housing types, and with well-integrated open <br />space and natural amenities within walking distance of all homes. <br />A minimum of 50 percent of all housing units shall consist of <br />multifamily units, townhouse units, live-work units or secondary <br />units.
