Internally- <br />illuminated canopies are prohibited.. <br /> <br />Canopies shall be Set back at least 20 feet from all .property <br />lines and 30 feet from residential parcels. <br /> <br />No public address system shall be audible from any <br />residential parcel. <br /> <br />Adequate stacking for gas pumps shall be provided; <br />stacking areas shall not interfere with internal circulation <br />patterns or entrance or exit dr/yes. <br /> <br /> Subd. 5.' General Development Guidelines. All development within the Town <br />Center Distrfct shall meet the Develoj~meJTr Guidelines that are incorporated into this <br />ordinance by reference. These standards will be used by the City as the minimum <br />requirements for evaluating development proposals and site plans. However, the <br />standards are not intended to restrict creativity in desi~ma. An applicant may request <br />modification or waiver of any standard in favor of an alternate approach that w/ll achieve <br />the same desig'n objective. <br /> <br /> Subd. 6. ParMng Standards. Parking in the Town Center District is intended <br />to be shared to the greatest extent practicable in all mixed-use areas, with the exception of <br />the TC-3 Sub-District. The parking standards are intended to provide a practical basis for <br />providing adequate parking .within the Town Center District through a careful analysis of <br />uses, shared parking arrangements, use of public street parking and reduction allowances <br />for the proximity to the transit station. A Parking Plan shall be prepared as part of the <br />Development Plan to address the number, location, sharing arrangements, mad public use <br />when applicable. The Parking Plan shall also attempt to anticipate to the extent possible, <br />how to address longer term parking arrangements iff the possibility of use conversion or <br />building expansion exists. Parking shall be provided under any of' the 'Following <br />arran gements: <br /> <br />Off-street parking in the TC-1 Sub-District shall be secured for <br />public use through parking easements and other appropriate <br />conveyances. Individual businesses shall not secure parking <br />spaces unless they can be accommodated in a parking sn-ucture or <br />inside a building. <br /> <br />On-street parking .adjacent to buildings may ..be used for the <br />purposes of calculating parking requirements for street level, non- <br />residential uses. <br /> <br />A Parking Plan shall accompany a Development Plan ~d any <br />revisions that may occur over time.
