Within the TC-2, 2a, and TC-3 Sub-Districts, parking on individual parcels serving individual uses may be provided if designated 'and approved as part of the Master Plan. Shared parking-arrangements between nearby uses are encouraged. Mi_n/mum required parking shall be calculated based on the following: Retail 4 per 1,000 sf Restaurants 5 per 1,000 sf Offices 3 per 1,000 sf Medical offices, clinics 4 per 1,000 sf Health clubs 3 per 1,000 sf Theaters, places of assembly 1 per 4 seats Residential Attached or detached 2 per unit Multi-family units 2 per unit Maximum required parking. For nom-esidential uses, the maximum amount of surface parking shall not exceed the specified minimum by more than 25 percent. If additional parking is desired, it must be placed underground, within an enclosed building, or in a tuck-under oaraoe For nonresidential uses, off-street parking shall be located within 400 feet of the use served. The City may require payment of an amount equal to the value of the required parking on a per stall price basis. Funds collected by the City shall be deposited in a special fund used only to' acquire and/or develop off-street partdng facilities for the Town Center: The City will determine the appropriate contr/buti'on. A development agreement is completed that specifies that each property in the Town Center shall be financially responsible for its proportionate share of a. shared parking facility..The proportionate share shall'be ~etermined on the basis of the property's off-street parking needs, as determined by the Parking Study. Financial responsibility shall cover the construction and continuing maintenance of the parking facility. The parldng facility may be constructed and maintained by the City or by a,..2pr/vate management entity acceptable to the City.
