Chairperson Bawden stated that if the Planning Commission follows City Code as it presently <br />reads, there would be no more restrictions on the property. Discussion was only brought up about <br />the possibility of the road going through there; it may never happen. <br /> <br />Mr. Brommer stated he was advised by Mr. Jankowski of the possibility, but he would rather take <br />advantage of the property's use today and cross that bridge when it comes. <br /> <br />Discussion ensued regarding green space, and Mr. Brommer stated he was willing to work with <br />the City but he felt 20 feet was excessive. <br /> <br />Commissioner Deemer mentioned that parking space needs to be 20 feet away. <br /> <br />Mr. Brommer noted his objection to the reference in the City Staff review letter regarding the <br />location of the maintenance building near the Ferret Street cul-de-sac and the setback requirements, <br />and he wants that language removed from the letter. He also inquired as to the significance of the <br />requirement for concrete curbing, as he is looking at a cost of $10-15,000. He wondered if it were <br />necessary to accommodate drainage. <br /> <br />Mr. Jankowski stated that it has been a requirement for some time. Bituminous is not as aesthetic <br />and does not last as long. <br /> <br />Mr. Brommer proposed running the concrete to an acceptable margin. <br /> <br />Mr. Jankowski also noted that concrete curbing helps keep the grade for the pavement better than <br />bituminous. He reminded the Planning Commission that other rural commercial properties have <br />been required to provide concrete curbing. <br /> <br />Chairperson Bawden stated it was his understanding that concrete curbing was better than <br />bituminous, but he objected to the requirement if it is only for aesthetic purposes. <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner Terry to limit the concrete <br />curbing to the perimeter of the parking lot adjoining the office structure and to the entrance areas of <br />the property. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Hendriksen, Terry, Deemer, <br />Holland, LaDue, and Thorud. Voting No: None. <br /> <br />Motion by Commissioner Holland and seconded by Commissioner Deemer to direct City Staff to <br />review the City Code to determine whether a 20-foot-wide landscape area is required, and if not, it <br />should be stricken from the City Staff review letter. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Holland, Deemer, <br />Hendriksen, LaDue, Terry, and Thorud. Voting No: None. <br /> <br />Motion by Commissioner Thorud and seconded by Commissioner Deemer to delete from the City <br />Staff review letter dated April 26, 1995, the last four sentences (beginning with "However") of the <br />second paragraph under Setbacks. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Thorud, Deemer, <br />Hendriksen, Holland, LaDue, and Terry. Voting No: None. <br /> <br />Motion by Commissioner Holland and seconded by Commissioner Deemer to recommend that City <br />Council approve the proposed site plan for Kenko, Inc. contingent upon compliance with the <br />revised City Staff review letter dated April 26, 1995. <br /> <br />Planning Commission/May 2, 1995 <br /> Page 6 of 7 <br /> <br /> <br />
