Commissioner Thorud disagreed with that reasoning stating he lives across the street from a City <br />park, and there is plenty of litter even though there is no convenience store in close proximity. <br /> <br />Commissioner Hendriksen, using the assumption that the commercial on the comer was <br />eliminated, questioned whether Uranium Street could be moved farther east to allow for houses on <br />the west side. <br /> <br />Mr. Herman displayed their proposed configuration, sans the commercial property. <br /> <br />Commissioner Hendrikscn suggested extending Sodium Street out to 153rd Avenue. <br /> <br />Mr. Herman replied that they would lose all the trees in that area. He also noted that the slope of <br />the land is quite steep at that point. <br /> <br />Upon a poll of the Commission, Commissioners Bawden, LaDue and Terry preferred the <br />configuration containing the commercial property, and Commissioners Deemer, Hendriksen, <br />Holland and Thorud preferred the configuration without the commercial property. <br /> <br />Commissioner Terry discussed bringing Uranium Street out to 153rd Avenue with the all- <br />residential configuration, and Mr. Herman noted that it would result in a comer lot having a road <br />on three of its sides. <br /> <br />Commissioner Hendriksen stated he would like to see an access out to 153rd Avenue with <br />reasonable sight distances. <br /> <br />Chairperson Bawden stated that since the majority of the Planning Commission prefers all <br />residential, the applicant should proceed to work with Mr. Kurak and also take into consideration <br />the other items discussed. <br /> <br />Commissioner Deemer commented that the anticipation of park trail continuing along 153rd <br />Avenue gives all the more reason for the cul-de-sac design. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Hendriksen to grant concept <br />approval of Fox Knoll 2nd Addition. Further, that if the Park Commission doesn't require <br />anything other than the trail along 153rd Avenue, then the developer is directed to proceed to apply <br />for preliminary plat approval based on a plan that eliminates the commercial comer and resolves <br />concerns raised by Mr. Thomas Kurak. <br /> <br />Further Discussion: Commissioner Hendriksen stated he would like the City Engineer to consider <br />the feasibility of replacing the northern cul-de-sac by extending Sodium Street out to 153rd <br />Avenue. Tom Kurak noted that if Sodium Street is extended east to 153rd Avenue, then <br />consideration should be given to cul-de-sacing the south end of Sodium Street to cut down on <br />traffic racing through the area. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Hendriksen, <br />Holland, LaDue, Terry, and Thorud. Voting No: None. <br /> <br />Case #8: <br /> <br />Request for Sketch Plan Review of the Former Tiller Property; Case <br />of Good Value Homes <br /> <br />Zoning Administrator Frolik reported that Good Value Homes is requesting sketch plan review of a <br />proposal to plat the former Tiller property located in the northeast comer of the intersection of <br />Industry Avenue (C.R. #116) and Ramsey Boulevard (C.R. #56). The plat consists of <br />approximately 85 acres proposed to be subdivided into approximately 160 single family lots.
