He suggested relocating 143rd <br />Avenue N.WJ. furth~ south in order to design cul-de-sacs off of it to the north to reduce lot density <br /> <br />Jack Menkv¢~l, representing North Suburban Development, stated they did not oppose that change <br />but saw no ~neflt since the density of the plat would remain much the same, and Commissioner <br />Deemer explained that the configuration would be such that fewer lots would back up to Hunters <br /> <br />Sharon Dalfl _gren, 6328 143rd Lane N.W. - stated her lot m Hunters Hill abuts this development <br />and would pr-~fer the cul-de-sac configuration reducing the lot density adjacent to her lot. She also <br />inquired abOa, t the grading plan, and Ms. Frolik explained the grading plan is reviewed at the <br />preliminary pl~t stage. <br /> <br />Becky Lemk~, 14361 Uranium Street N.W. - inquired about who was responsible for the removal <br />of the concm~ buried in the ground on this property. <br /> <br />Mr. Menkveld. explained that his purchase agreement with the owner, Tom Sauter, is contingent <br />upon Mr. Sau~er's-mgrading the property and removing what is buried there. Mr. Menkveld added <br />that North Suburban Development will prepare and submit a grading plan which must be approved <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner Holland to approve the <br />sketch plan bled on discussion and with modification as discussed in the City Staff review letter <br />dated May 25~ 1993, and to direct the developer to proceed to apply for preliminary plat approval <br />accordingly.. <br /> <br />Motion carried,. Voting Yes: Chairperson Bawden, Commissioners Hendriksen, Holland, Deemer <br /> <br /> Business to R-1 <br />!Residential; case of Wayne Johnson, North Lake Properties <br /> <br />Zoning Admi~ 'strator Frolik stated Wayne Johnson of North Lake Properties submitted an <br />application to[rezone the property at the southwest comer of the intersection of Hwy. #47 and <br />153rd Avenue, N.W. from B-1 Business to R-1 Rural Residential, His intent is to develop the <br />property with ~ingle family urban residential lots when the property is brought into the MUSA, at <br />which time thg zoning would automatically change from R-1 Rural Residential to R-1 Urban <br />Residential. Ms, Froli[ explained that the subject property is part of an intersection that the City's <br />Comprehensi¥~ Plan has targeted for development with a neighborhood center, and it is the last <br />available maj~ intersection along the Hwy. 047 route that meets the objectives for a neighborhood <br />center in the ~ban area. She also advised that the City has received approval to use a portion of <br />the 1993 Com~aunity Development Block Grant funds to update its land use plan this summer. <br />Staff recommends tabling any action on this request, with applicant's written consent, until the <br /> <br />Planning & Zoning Commission/June 1, 1993 <br /> Page 8 of 11 <br /> <br /> <br />
