She added that park dedication will
be a cash contribution for the new lot created. Ms. Frolik advised that the new lot will receive
access from 157ffi Avenue N.W. which was formerly platted as a cul-de-sac but is now a through
street into Riv~nwick, and consequently, Staff has initiated proceedings to vacate the "eyebrow" of
the cul-de-sac! that affects the proposed LOt 1 in the plat. She also explained the City's policy
regarding late~r~al and trunk water and sewer charges, and that because Ms. Wagner is subdividing,
she will have t9 pay the lateral and trunk benefits for both the lots.
Commissionea~r stated that the cul-de-sac was intended to be temporary, and the vacation of
these cul-de-s~ "eyebrows" was part of the Planning and Zoning Commission's recommendation
for the development agreement for Rivenwick; therefore, both sides of the cul-de-sac should be
vacated with ~e costs being taken from Rivenwick, not from the property owners affected.
Planning & Zoning Commission/July 6, 1993
Page 2 of 6
