Setbacks from l~esidential <br />Districts: <br /> · Structure setback <br /> Off-street parking, <br /> driveways and outside <br /> sales and display areas <br /> · Fuel pumps <br /> <br />35 feet <br /> <br />All exterior wall finishes on any.buildihg shall be: a) face brick b) stucco; c) <br />glass; d) natural stone; e) specifically designed pre-cast concrete un/ts whose <br />surfaces have been integrally treated with an applied decorative material or <br />texture; f) factory fabricated panel materials if the panel material is to be of <br />those noted in a - e above; and g) other material as may be approved by the <br />Planning and Zoning Commission and Council. Combinations of such <br />materials shall be permitted. <br /> <br />Vehicular access points shall be limited, shall create a minimum of conflict <br />with through traffic movements, and shall be subject to the approval of the <br />City Engineer. <br /> <br />The entire site shall have a drainage system which is subject to the approval of <br />the City Engineer. <br /> <br />e. The entire site, other than that covered by structures, concrete or asphalt, shall <br /> be finished wit[~-.turf and/or plantings up to the edge of the improved street(s). <br /> <br />f. All signing and information or visual communication devices shall be in <br /> compliance with the applicable provisions of the City Code. <br /> <br />All magazining or stacking space for vehicles shall be off-street and shall be <br />constructed to size that will accommodate .that number of vehicles which can <br />be serviced during a maximum th/try (30) minute period and shall be subject <br />to the approval of the City Engineer. <br /> <br />Parking or car magazine storage space shall be screened from view of abutting <br />residential districts. <br /> <br />Provisions are made to control and reduce noise. <br /> <br />A concrete curb not less than six. (6) inches above grade shall, separate the <br />public sidewalk from motor vehicle service areas. <br /> <br />Motor fuel activities shall be installed in accordance with State and City <br />standards, regardless of whether the dispensing, sale or offering for sale of <br />motor fuels and/or oil is incidental to the conduct of the use or business. <br /> <br />10 <br /> <br />-163- <br /> <br /> <br />
