We offer the following comments: <br /> <br />General: The subdiv,~sion will plat eleven (11) new- single-fami/y rurzd lots and one (I) e,'dsting <br />homestead. The project area is 35_.41 acres in size. <br /> <br />Zoning: The property, is zoned R-i Residential and is located i_n the Rural Developing Area. <br /> <br />Drainage and Utility, Easements: The standard I 0 foot dra/nage and uriliw' easements (5 foot on <br />common property, lines) 2ave been provided around the perimeter of all tots. Drainage and Utility, <br />Easements have also been provided around all drainage ponds, wetland areas, and areas <br />anticipated to be inundated by the 100 year flood. A separaze easement for the temporary cul-de- <br />sac bulb extending into Lot 1, Block 2 must be dedicated to the City. <br /> <br />Final Grading and Drainage: The Fading and drainage plan prepared by Greg Bowies P.E. and <br />dated July 3, 2003 is acceptable. <br /> <br />Wetlands: The only wetland on the site is located in the northwest corner of the plat. The <br />delineation of th_is wetland was made by b/filler Environmental and was verified by the Anoka <br />Conservation District tech.nlcian as accurate. Runoff from this development flows into this <br />wetland after first receiving treatment in a. sedimentation pond which will be constructed south <br />and east of the wetland. <br /> <br />-232- <br /> <br />Construction Plans and Specifications: A six sheer set of construction plans have been <br />prepared by ~Mr. Greg Bowles PE. The plans have been reviewed and the followhag comments <br />should be addressed and/or the plans modified. <br /> <br /> · All storm pipe shall be class 5 reinforced concrete pipe. <br /> <br /> <br />
