Tiger.Meadows <br />Final Plat Review <br />July 18, 2003 <br />2 of 3 <br /> <br />Neighboring properties adjacent to grading such as the northeast comer of the exception <br />and the southeast comer of the plat, should be protected with silt or construction fencing <br />from encroachment. <br /> <br />· A set of specifications should be subm/tted for review. <br /> <br />Final Landscape Plan: The final landscaping plan meets landscape requirements established in <br />City Code, The plan has been revised according to staffs recommendation to provide at least {5 <br />norway pines alongl70th Avenue to screen the public street from an existing home (exception <br />piece). The landscape plan should be revised to note that 6 trees are being planted for screening <br />purposes instead of four as identified in the "New Trees" note. <br /> <br />Re-subdiv'isiOn .Plan: The' development agreement references the re-subdivision plan and <br />requires the developer to provide a copy of the plan to buyers of the newly created lots. <br /> <br />Park Dedication: The City's 2003 park dedication fee is $1,800 per lot .(existing homesteads are <br />exempt), park dedication requirements for this plat are $19,800. <br /> <br />The City is interested-in providing an access to Autumn Heights Park from Rabbit Street located' <br />with.in Tiger IVleadows subdivision and Nutria Street located in Autumn HeiSts subdivision. The <br />cost to construct two access points and provide improved parking within the park is estimated to <br />cost $20,627. Therefore, park dedication requirements will be credited towards the costs <br />associated with constructing accegs and parking lot improvements to Autumn Heights Park. <br /> <br />Trail Fee: The City's 2003 trail development fee is $475 per lot (existing homesteads are <br />exempt). The plat will be subject to trail fees in the amount of $5,225. The developer will be <br />required to construct a trail along Armstrong Boulevard from Tiger Street to 167th Avenue. The <br />portion of t-he trail construc.ted outside of the pla~ will_be 'credited toward the required trail fees. <br />The cost to construct said trail will exceed $5,225, the City will provide a payment m the <br />developer for said construction costs for the portion of the trail located outside the plat boundary <br />line upon the City accepting trail improvements and the developer providing a copy of <br />construction costs. <br /> <br />Stormwater Management Fee: The City has enacted a Stormwater Management Fee at a rate <br />of $375.00 per lot for the year 2003. Th.is fee must be paid for newly created lots pr/or to the City <br />releasing the mylars for. final plat for recording. The subdivision will be subject to a $4,125 cash <br />payment to Satisfy stormwater management fees. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from other <br />regulatory agencies. <br /> <br />-233- <br /> <br /> <br />
