The site plan consists of seven (7) sheets dated May 2, 2003, Last Revision Date July <br />16, 2003 prepared by Pioneer Engineering. The site plan submittal consists the preliminary plat <br />sheet, existing conditions sheet, prelim/nary site and utility plan, preliminary grading plan, <br />preliminary landscape plan, and gee inventory sheet. The City is also in receipt of architectural <br />renderings by PuRe Homes. I offer-'the following comments: <br /> <br />General: The development property is approximately 51.91 acres in size and is generally <br />located in the northwest comer of County Road 56 (Ramsey Blvd.) and County Road 116 <br />(Industry Blvd.) The prelim/nary plat is proposing to develop a total of 156 townhomes on 23.12 <br />net acres; 6 eight-unit buildings (back to back), 3 eight-unit-buildings (ro~house style), '7 six- <br />unit buildings (rowhouse style), and 7 six-unit building (new urbanist style). <br /> <br />Zoning: The subject property is zoned R-2 Medium Density Residential which allows for <br />townhome developments up to 7 units per net acre. <br /> <br />Density: The subject property is limited to a max/mum net density of seven.(7) units per acre. <br />The development site is approximately 26.46 acres (gross) and *.he 156 units proposed results in a <br />gross density of 5.9 units per acre. The net area (exclusive of wetlands in the development <br />port/on and major road fight-of-way) of the development is 23.12 acres in size, which results in a <br />net density of 6.75 units per acre. The proposed development complies with City Code. <br /> <br />Streets: The development is served by a combination of public and private streets and dri'veway <br />collectors Streets A, B, C, and D are proposed to be public streets.
