The plat [s showing on access onto County Road 56.
access will need to receive an access permit from Anoka County.

The table below indicates City Code requirements for private street lengths:

Th.is

Mmximum private street length without a
turnaround provided

Maximum pr/vale street leng~da with a turning
provision provided

Maximum private street length-with a cul-de-
sac provided

200 feet

300 feet

600 feet, when exceeding the 300 foot len~h
requirement, the private street width must be 32
feet.

The private streets as shown on the revised site plan comply with City Code.

Townhouse Desi,o'n: Staff has received architectural elevations and floor plans for the un/ts. The
development is proposing three different town.house styles (back to back units, rowhouse units,
and new urban/st style). Staff has reviewed the locations and elevations of the units and note that
the units have been redesigned to present a more "pedestrian friendly" layout along County
Highway 116 as directed by previous City review. Staff finds the revised layout acceptable.

Townhouse Size: The site plan _is proposing six and eight unit buildings. City Code requires
townhouse units to be a certain size based on the number of bedrooms the unit will have:

1 bedroom
2 bedroom
3 bedroom

700 square feet
800 square feet
960 square feet

It appears that the units will sign/ficantly exceed the minimum standards, but Staff is unable to
determ/ne the exact square footage from the information provided. Please provide detail about
the square footage of the units.

Setbacks: The proposed development is subject to the following setbacks:

Building setback from public street 25 feet
r/~ht of way
Bu!lding setback fr'om ?.rivate street 25 feet
Building setback fi:om exterior 30 feet
development boundary., line
Setback from building to bui.lding I 20 feet

-304-
