Site Plan Review: Town Center Gardens <br />May 30, 2003, Revised June 23, 2003, Revised July 18, 2003 <br />Page 3 of 5 ~ <br /> <br />The site plan indicates that all the townhouse umts meet or exceed the setbacks established in the <br />1~-2 district. <br /> <br />Structure .Height:. The proposed units do not exceed the City's maximum building heist of 35 <br />feet. <br /> <br />Off-Street Parking Requirements: The proposed development' is required to provide a <br />m/nimum of 364 off-street parking spaces (2 park/rig stalls per milt) within the development. The <br />proposed townhouse units will all include a two-stall garage and a driveway that will be 25 feet <br />in length. The proposed garage and driveway will provide enough area for more than two off- <br />street parking stalls per umt. <br /> <br />The' s'ite plan also shows 41 parking ·spaces for guests conmined ha parking nodes. All of the <br />parking nodes are located within private roads. <br /> <br />Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet. <br />The site plan meets th/s requirement. <br /> <br />Architectural Standards: Exterior materials must consist of allowed exterior treatments. <br />Allowable exterior treatments include br/ck, wood,· and vhayl siding. Please bring color <br />elevations to the July 22, 2003 City Council meeting. <br /> <br />Landscap(n~: According to the'revised plans dated July 14, 2003, there will be a total of 156 <br />units. For each unit, there shoulc~be a minimum of two overstory trees, four ornamental trees, <br />and twelve shrubs (resulting in a minimum of 312 overstory trees, 624 ornamental trees, and <br />1,872 shrubs). <br /> <br />The landscaping plans submitted show the overall she plantings as well as the typical plantings <br />around each building. The overall shrub plantings total 2,198, which exceeds the minimum <br />planting requirements by 326 plants. However, one of the species, Stella D'Oro Daylily, is not <br />considered a shrub, and thus, should not be counted toward the overall shrubbery plantings. The <br />balance of shrubs without the Daylily, 1,928, still exceeds the minimum planting requirements. <br /> <br />The revised plans show a total of 312 overstory trees (139 evergreen and 173 deciduous) being <br />planted throughout the site. This meets the m/n/mum number of required overstory plantings. <br />However, the plan indicates that a total of 191 ornamental trees will be planted, while the <br />minimum requirement is 624 (two ornamental trees per each overstory tree)i It should be noted <br />that the developer has added additional ornamental trees to the areas that were specified in the <br />previous review. Furthermore, there is simply not enough growing space to' accommodate the <br />required 624 ornamental trees. <br /> <br />All shrubs indicated on the species palette are considered acceptable as outlined in the Ramsey <br />Tree Book (with the exception of the Stella D' Oro Daylily, which, as mentioned above, is not <br /> <br />-305- <br /> <br /> <br />
